In addition, a good 3G mobile connection and a spacious wardrobe are other desirable extras, for purchasers in the new age, according to a poll of over 1,000 house buyers by ING Direct.

As the property market becomes more stagnated and people who are in the buyer’s market to purchase become more selective and demanding, the ultimate non-essential and number one wish on the current wish list, is a solar panel installation.

This is not surprising when you take into consideration the continued rising cost of everyday gas and electricity to heat and power our homes today. Any home purchaser in today’s property market will be savvy enough to be looking 5, 10 or even 20 years into the future, where the cost of energy will be scary.

All this brings an exciting new opportunity for the house seller who wants to sell their property sooner rather than later. If you don’t want your property to be sat on the current flat-lined house market for long, and a quick sale is preferable, then here is how.

Installing solar panels may sound like an expensive way to sell the property, but not when you take into consideration the rise in your selling price as a result. A Mori poll conducted a few years ago suggested that house buyers were willing to pay an extra £10,000 for a house with solar technology pre-installed.

A quicker sale and commanding a higher price are just two benefits which you will gain from this type of strategic selling. The solar panels in question will need to belong to you to gain this advantage, but once installed your house will become hot property (excuse the pun) in your local estate agents window, and whatever other issues the house may have, a solar installation will seal the deal for you in most cases.

Although like with anything in life, I cannot guarantee this strategy will work because each property has too many variables, which may or may not affect its value and desirability, but whatever condition your bare bones house is in, putting a nice big red juicy cherry (solar panels) on top, will certainly make buyers think twice about your property.

With solar panel technology coming down in price a lot over the last couple of years, it will certainly be an advantage for you to speak with an installer, to sum up your options.

PV electric panels may be advantageous if the property is empty, so you can earn from the feed-in tariff scheme while it’s on the market, or a solar heating system may be more suitable and cheaper if your plumbing is of a certain type.

The point I am making here is that even if you have been struggling to sell your house for many years, there are available to you, which may make even your estate agents mouth water.
